and analysis, and as mentioned earlier, communication
remains the key element of each stage.
A project brief is developed through discussions with the client and requirement details are collected, which is then analysed to create a preliminary design strategy.
Site evaluation is carried out during this stage and an analysis report is framed based on factors such as the basic approach to circulation, activity distribution, interaction, external linkages, schedule of spaces with areas, and site potential. Considering the above factors and client requirements, we head towards preparing conceptual designs and a rough estimate of cost on area basis.
After discussion with the client, modifications are done to the conceptual designs incorporating required changes. Preliminary layout drawings are made at this stage and a general schedule framed will be put forth for the client's approval along with the preliminary estimate of cost on area basis. Working closely with the client, we experiment with materials and visual ideas, and concepts are revised accordingly.
The final working drawings are prepared at this stage and details of specifications, quantities, schedules and item-wise estimates of cost for the materials required are drawn out. Compiling the mentioned details, tender documents are created incorporating all conditions of contracts covering aspects like quality control procedures on materials and works, mode of measurement and related conditions. Further, we invite, receive and analyse tenders, and provide advice on the appointment of contractors.
Approval of material samples, drawings/prototypes submitted by the contractor/vendors, etc., are carried out at this stage. At mutually agreed time intervals, we shall visit the site of work and fabrication workshop to inspect and evaluate the progress of works. We shall provide clarity for any decision and offer interpretations of the drawings/specifications at any required time. We shall also attend conferences and meetings to ensure that the project proceeds generally following the contract, and keep the client informed and render advice on actions if required. Close monitoring will be done to ensure that all details developed in design are executed with precision, care and accuracy. We also prepare and submit completion reports and drawings for statutory authorities, wherever required. We will be providing two sets of built drawings with services and structures.
